·        194 acres.  Up to 570 houses on 73 acres with a 5 acre recreation facility & 29 acres of parks & landscaping; 34 acres of open space; 2 detention basins near Sand Creek.

Main Points:

·        Special status fauna may be present: (burrowing owls, Calif. Horned Lark, Red Legged Frog, Vernal Pool Fairy Shrimp, Western Pond turtle

·        A Shell Oil pipeline traverses the site and crosses Sand Creek in the southeast part of the site.

·        A 100 ft. setback buffer is planned on each side from the creek top of bank.

·        34 acres of permanent open space is planned for hills south of the creek.

·        The planner says that Sand Creek Road may be moved southward. This could potentially narrow the 100 ft. buffer.
